Terms of Use

These are the rules for using Roomly. They are short on purpose. If something here is unclear, write to us and we will explain it.

1. Who we are

Roomly is a website that helps people in Lithuania find someone to share a flat with. You make a profile, you look at other profiles, and when two people both say yes you can message each other.

Roomly is free. There is no payment, no subscription and no advertising.

Roomly is run by one person as a very small business. The operator's identity and contact details are published on the Imprint and contacts page, along with how a supervisory authority or anyone with a legal claim can obtain the postal address.

Roomly is a place to meet people. Roomly is not a letting agent, not a landlord, not an estate agent and not a party to any tenancy you sign.

2. You must be 18

You may only use Roomly if you are 18 or older. Eighteen is the age of majority in Lithuania and the age at which you can sign a tenancy on your own.

If we learn that an account belongs to someone under 18, we close it and delete the profile.

3. Your account

You sign up with an email address and a password, or with a Google account. You must verify your email before you can see other profiles.

  • Use your own identity. One person, one account.
  • Keep your password to yourself. Anything done from your account counts as done by you.
  • Tell us at once if you think someone else has got into your account.
  • Do not sell, rent or hand over your account to anyone.

4. Your profile is public

This is the most important thing on this page, so please read it twice.

Anything you put in your profile can be seen by anyone who signs up to Roomly. Signing up is automatic. Nobody at Roomly approves new members by hand. So in practice you should treat your profile as public information.

That includes your name, your age, your job, your city, your budget, your move in date, your bio, your lifestyle tags, your answers to the prompts, your photos, and your structured answers about how you live: whether you have a room or are looking for one, smoking, pets, tidiness, guests, sleep rhythm, the languages you speak, and your minimum stay.

Do not put anything in your profile that you would not want a stranger to read. That means no home address, no ID document, no bank details, no workplace address and no phone number.

Your email address is never shown on your profile. It stays private. See the Privacy Notice for the full picture.

5. Community rules

These rules apply to your profile, your photos, your prompt answers and your private messages. Breaking them can get your content removed or your account closed.

Be a real person

  • No fake profiles, no impersonating anyone, no stock photos of other people.
  • No photos of someone else without their permission.
  • No bots and no automated sign ups.

Do not harm other people

  • No threats, no violence, no stalking, no harassment.
  • No hate speech and no abuse aimed at who someone is.
  • No sexual content, no nudity and no sexual pressure. Roomly is for finding a flatmate, not a date.
  • No sharing of anyone else's private information, photos or messages.

Do not use Roomly to cheat people

  • No scams. Asking a stranger for a deposit before they have seen the flat is the most common one in Lithuania.
  • No advertising, no selling, no recruiting and no spam.
  • No links to malware, no phishing and no attempts to break the site.

Stay inside the law

  • No content that is illegal under Lithuanian or EU law.
  • No terrorist content and no material that glorifies terrorism.
  • No child sexual abuse material of any kind. We report this to the police immediately.
  • No content that infringes someone else's copyright or trade mark.

6. No discrimination

You may not use Roomly to advertise or state a preference that excludes people on protected grounds.

Under Lithuanian law, and in particular the Law on Equal Treatment, it is unlawful to publish advertising or information that discriminates. Housing is covered. So is a profile that says who is not welcome.

The protected grounds are sex, race, nationality, citizenship, language, origin, social status, belief, convictions or views, age, sexual orientation, disability, ethnic origin and religion.

In plain words, do not write things like "no foreigners", "Lithuanians only", "no Muslims", "no gay people", "no disabled people" or "no one over 40".

Content of this kind is removable under these terms, and we will remove it. Repeating it will close your account.

An open question

Lithuanian law does treat the choice of who lives in your own home differently from a commercial letting, and the Law on Equal Treatment is aimed at goods and services offered to the public rather than at a private person picking a flatmate. Roomly still applies the rule above to everything published on the site, because a profile and a message are addressed to strangers even when the decision behind them is a private one.

7. How we moderate

We tell you exactly how this works, because you are entitled to know.

What is automated

  • Length limits on text fields, and a limit of six photos.
  • A check that a profile is complete before it is shown to anyone.
  • Basic filtering by our image host, Cloudinary, when a photo is uploaded.

That is all. We do not run automated scanning of your bio, your prompt answers or your messages. No software reads your messages looking for rule breaches, and no software decides on its own to remove your content or close your account.

What a person does

Every decision to remove content, hide a profile, suspend an account or close an account is made by a person. We act after someone reports content to us, or after we notice something ourselves.

A person also reads and answers every report. There is no bot on the other end.

What we look at

We look at the reported content, at the rules in section 5 and 6, and at the law. We may look at other content from the same account if the report suggests a pattern.

We can read the content of private messages only when someone reports a message to us, or when we have to for a legal reason. We do not read messages otherwise.

8. What you get when we act

If we remove your content, hide it, limit your account, suspend it or close it, we send you a written statement of reasons by email. This is required by Article 17 of the Digital Services Act, Regulation (EU) 2022/2065.

The statement tells you:

  • what we did, and for how long, and to which piece of content;
  • the facts we relied on, and whether the content was reported to us or found by us;
  • whether any automated tool was used to find it or to decide. For Roomly the answer is normally no on both counts;
  • whether we removed it because it is illegal, or because it breaks these terms, and exactly which rule;
  • how to challenge the decision.

We send this at the same time as the action takes effect, or as soon as we can afterwards. We do not have to send it if we have not got your contact details, or if the law tells us not to, for example while a criminal investigation is going on.

9. How to appeal

If you think we got it wrong, you have two routes and you can use either or both.

Write to us

Send an email to teisine@roomly.com within six months of the decision. Quote the reference in your statement of reasons and tell us why you think the decision is wrong. A person will read it and reply.

This is something we offer voluntarily. Roomly is a micro enterprise, so Article 19 of the Digital Services Act exempts us from running a formal internal complaint handling system and from out of court dispute settlement bodies. We are not pretending to run one. What we offer is a real human review of your case.

Go to court

You can take the decision to a court in Lithuania at any time. You do not have to write to us first.

If you are a consumer you can also complain to the State Consumer Rights Protection Authority, VVTAT. Their details are on the Imprint and contacts page.

10. How to report content

Anyone can report content on Roomly, including people who are not signed in and people who do not have an account.

Use the report form. It covers profiles, photos, prompt answers and private messages.

We will confirm we received your report, look at it, and tell you what we decided and why.

If you think someone is in immediate danger, call 112. Do not wait for us.

11. Messages

You can message someone only after you have both said yes to each other. Messages are private between the two of you.

Private does not mean invisible to us in every case. Messages are stored in our database in a readable form. We can read a message if you or the other person reports it, or if the law requires it. We do not read messages otherwise, and there is no automated scanning of them.

The rules in section 5 apply to messages just as they apply to profiles. Reporting a message uses the same form.

12. Rental listings

The landing page shows five rental listings in Vilnius. We chose them by hand and each one links out to the original advertisement on the website it came from.

We do not own these listings. We do not verify the price, the address, the photos or whether the flat still exists. We are not involved in any deal that follows. Check everything yourself before you pay anyone anything. The safety guidance tells you how.

The photos on those cards are loaded directly from the source website and belong to the advertiser or to that website. See section 13.

13. Content and rights

Your content stays yours

You keep every right you already have in your photos, your bio and everything else you post. By posting it you give us a licence to show it on Roomly, to the people Roomly shows it to, for as long as you keep it on your profile. That licence is free, worldwide and non exclusive, and it exists only so we can run the site. It ends when you delete the content or your account.

Only post content you have the right to post.

Our content

The Roomly name, the design, the text of this site and the code behind it belong to the operator. You may read the site and use it as intended. You may not copy the design or the code. The software licence is in the LICENSE file in the repository and is summarised on the content and image rights page.

The rental photos are not ours

The photographs on the five rental listing cards are not ours. They are loaded from Aruodas.lt and they belong to the advertiser or to Aruodas. We claim no rights in them. We grant you no rights in them. Do not copy them from this site.

If you own one of these photographs and you want it taken down, write to teisine@roomly.com or use the report form. Tell us which listing it is. We will remove it. There is no form to fill in and no argument to have.

14. What Roomly does not do

Roomly is offered as it is. We do not promise that the site is always up, that it is free of bugs, or that you will find a flatmate.

We do not check who anyone is. We do not run background checks, identity checks or credit checks. A verified email address means only that the person can read email at that address. It means nothing else.

Anything anyone tells you on Roomly is their claim, not ours. Please read the safety guidance before you meet anyone or send anyone money.

15. Liability

We are responsible for our own serious failures. Nothing here limits our liability for death or personal injury caused by our fault, for deliberate wrongdoing, for gross negligence, or for anything that Lithuanian law says cannot be limited. Your rights as a consumer under Lithuanian law are not affected by anything on this page.

Beyond that, and because Roomly is free, we are not liable for what other users do, for a tenancy that goes wrong, for money you send to someone, or for losses that do not follow directly from something we did wrong.

16. Ending your account

You can leave at any time. Email teisine@roomly.com from the address on your account and ask us to delete it. We hide your profile as soon as we read the message and finish the deletion within 30 days.

The delete button is on your profile tab. It asks you to type the word DELETE first, because it is the one action here that cannot be undone.

Photos are the slow part. They are stored with an outside image host and removing them there needs a step we do by hand. Photos come off your profile straight away. They are deleted from the image host within 30 days. This is explained in the Privacy Notice.

We can suspend or close your account if you break these terms, if the law requires it, or if we stop running Roomly. Except where the law says otherwise, you get a statement of reasons under section 8 and you can appeal under section 9.

If we shut Roomly down we will give you notice by email where we can, so you can save anything you want to keep.

17. Changes to these terms

We can change these terms. If a change matters to you, we will tell you by email or with a notice on the site at least 15 days before it takes effect, unless a change has to be immediate for legal or security reasons.

Every version is dated at the top of this page. If you do not accept a change, delete your account.

18. Law and disputes

Lithuanian law applies. If you live in another EU country, you still keep the protection of the consumer law of the country you live in.

Disputes go to the courts of Lithuania. If you are a consumer you can also sue in the courts of the country you live in.

Before going to court, please write to us. Most things can be sorted out by email.

If you are a consumer and you want to complain to a body rather than a court, the body in Lithuania is the State Consumer Rights Protection Authority, VVTAT. Details are on the Imprint and contacts page.

The EU ODR platform is gone

Many websites still link to the European Commission's Online Dispute Resolution platform. That platform closed on 20 July 2025 and Regulation (EU) 2024/3228 repealed the rules behind it. There is no link to it here and there should not be one anywhere. Use VVTAT or the courts.
